DIRECTOR (2003 – 2005)
Directed the coordination of internal resources and external contracts to deliver high quality, safe working environments, which compliment the growth and direction of the organization within a defined budget.
• Directed the facilities operations, including contract management for services and equipment for a portfolio of 37 buildings totaling over 800,000 square feet.
• Negotiated large equipment and service contracts as they pertained to building infrastructure and facility services.
• Initiated internal correspondence relating to facilities contracts, projects, policies and procedures.
• Generated all external correspondence pertaining to pre-award contracting functions including contract evaluations, request for proposals (RFP), request for information (RFI), cost comparison analysis of bids, negotiations of terms and conditions, execution of contract and subsequent contract relationship management.
• Liaison between corporation and building owners, construction contractors and vendors. Ensured ADA compliance.
• Implemented and managed the $15,000,000 facilities services outsourcing contract for North American office space resulting in an immediate savings of 10%.
• Saved 15 – 50% on maintenance and equipment costs by analyzing contracts, executing new contracts and renegotiating/reorganizing vendor services.
• Decreased monthly lease payments by over $60,000 by supervising the consolidation of 70,000 square feet of office space to align the real estate portfolio.
• Developed the plan to renovate and re-allocate 75,000 square feet of office space, leading the project team through the successful execution of the project.
• Authorized the procurement of equipment and services.
• Strengthened and directed environmental and safety programs which enabled the company to re-negotiate insurance premiums.
• Achieved over $30,000 additional revenue by selling fully depreciated workstation furniture systems.

Directed all aspects of regional facility services from contractual activities to client care for the Mid-Atlantic and Southern office locations. Managed service contracts, the utilization of resources, technical and administrative staffs. Wrote and implemented safety and security policy.
• Consolidated/Closed over 70,000 square feet of office space throughout North America on time and under budget, allowing corporate real estate the financial benefit of tax write offs and reduced rent rolls.
• Project managed the relocation of staff and material assets in four locations where office closures occurred.
• Successfully executed office space reconfiguration and subsequent relocation of 300 + associates.
• Used “hands-on” approach to execute a sensitive, large-scale reorganization at Headquarters.
• Invited to be part of the corporate SEMS (Safety and Emergency Mgmt. System) team and recognized for working outside my area of responsibility to coordinate and facilitate the SEMS program throughout North America.

FACILITIES MANAGER/SAFETY DIRECTOR (1997)
Overall site management of the Delran facility during acquisition transition from McGraw-Hill to Gartner.
• Renovated 30,000 square feet of office space, planned the space and relocated over 150 associates.
• Developed contingency plan to effectively manage emergency and/or environmental incidents which resulted in an immediate drop of fire and safety violations.
• Collaborated with senior management and corporate real estate on strategic planning for accommodating major organizational initiatives throughout the United States.
• Developed and administered security policy and procedures at Datapro and transferred this knowledge base to Gartner when Gartner acquired Datapro.

Datapro/McGraw-Hill, Delran, NJ 1980 - 1997

FACILITIES MANAGER/SAFETY DIRECTOR (1991 – 1997)
Overall site management of the Delran facility consisting of 120,000 square feet of office/warehouse space valued at over $50,000,000.
• Directed the environmental and safety programs and oversaw building security, facilities planning, telecommunications, maintenance and custodial services.
• Reduced department salaries by 72% by re-engineering the facilities/office services.
• By partnering with Human Resources, identified other employment opportunities within the company for displaced staff.
• Developed and implemented the emergency response plan in conjunction with creating the safety committee.

TELECOMMUNICATIONS MANAGER (1990 – 1991)
Created and administered operational procedures for telecommunications to ensure optimization of services and efficient handling of systems workload.
• Procured PBX telephone equipment, voice processing system and call accounting software and managed the installation and operation.
• Negotiated service contracts.
• Developed, directed and implemented the relocation of the telecommunication systems and building contents, consolidating five buildings to one.
